How much may I be able to borrow?

Your borrowing capacity depends on factors including your income, expenses, existing debts, dependants, deposit and the lender’s assessment. We compare suitable lender policies and provide an estimate after reviewing your information.

How much deposit do I need?

The deposit required depends on the property, loan and lender. Some eligible first home buyers may be able to purchase with a smaller deposit through available government schemes or lender options. Eligibility, costs and approval requirements apply.

What is lenders mortgage insurance, or LMI?

LMI generally protects the lender—not the borrower—if a loan has a higher loan-to-value ratio. It may apply when your deposit is below a lender’s threshold. Some eligible borrowers or schemes may have reduced or no LMI, subject to criteria.

Should I get pre-approved before looking for a home?

A pre-approval can give you a clearer indication of your potential budget before you begin making offers. It is conditional, time-limited and not a guarantee of final approval.

Can you help me understand first-home-buyer schemes?

Yes. We can discuss lending pathways that may be relevant and help you understand the lending requirements. Government scheme, grant and stamp-duty eligibility can change and should be confirmed through the relevant government authority.

Why use a mortgage broker instead of approaching one bank?

A bank can generally discuss its own products and policies. JC Mortgages can compare suitable options across a panel of more than 40 lenders and explain how different lender policies may apply to your circumstances.

Does it cost anything to speak with a mortgage broker?

For most standard residential home loans, the lender pays us a commission after the loan settles. The commission may differ between lenders and will be disclosed before you proceed. If a direct fee applies in your circumstances, we will explain it before you agree to anything.

What documents will I need?

The documents depend on your circumstances. Common requirements include identification, recent payslips or income evidence, bank statements, details of liabilities and evidence of your deposit or available funds. We will give you a clear, personalised checklist.

Is approval guaranteed?

No. Borrowing estimates, pre-approvals and loan applications remain subject to lender criteria, verification, valuation and final assessment. We explain what is required and manage the application, but we cannot guarantee approval.

What happens after I find a property?

Contact us before signing or making an unconditional commitment. We can progress the loan towards formal approval, coordinate with the lender and work alongside your conveyancer through to settlement. Contract and legal advice must come from your conveyancer or solicitor.
